We carefully select an investment property that meets all our criteria, and act as a Buyer’s Agent to purchase the property on your behalf. Then we project manage the construction of an auxiliary home in the back yard, and in some cases organise renovations on the main home, ready to attract good tenants. We’ll put you in touch with a Property Manager who will find you two sets of tenants. You now have two homes on one block, attracting two rents!
We set these up to be cash flow positive. The numbers work differently for each person’s circumstances, but they are always cash flow positive. That’s money coming into your pocket each week. There is also the long term capital growth to consider. We believe that property should be a long term investment. When it’s cash flow positive, there’s no impact on your lifestyle, so there’s no problem holding it for the long term.

BUYER'S AGENT

As a Buyer’s Agent, we act on behalf of an investor wishing to buy an investment property. We research areas and properties and make recommendations on suitable properties.

We then negotiate the purchase on behalf of the buyer.

Properties selected have a strict criteria to meet. We want attractive properties at below market prices that will attract good quality tenants.

PROJECT MANAGER

As Project Manager we organise the build of the auxiliary home. The homes are built on site and subject to Residential Building Level 2 Contract.

We also have a team of tradespeople who complete the property i.e. landscaping, driveway, window furnishings and make sure that the auxiliary home will be ready for tenants.

We also use our tradespeople to complete any renovations necessary on the main home. 

We also have a team of Property Managers that we work with to get you the best tenants and highest yields.

PROPERTY INVESTMENT ADVICE

We prepare a Property Investment Analysis for the investor. Completing a thorough fact find allows us to accurately forecast an investor’s cashflow position, taking into account the tax implications.

FINANCE AND DEBT STRATEGY

Having completed a thorough fact find we will be able to look at an investor’s debt position and make recommendations. We have a partnership with Mortgage Advisers across Australia.
